In addition to consulting on low income housing related issues, the company has expanded to include full property management services, as well as education services.

In 1997 Jim recognized that there was an unmet need for sources of information on a wide range of topics affecting the low-income housing industry. With over 25 years experience in the field including 10 years working at HUD and over 12 years as Director of Housing for a private developer with a portfolio of 30,000+ units including 8,500+ units of HUD subsidized and/or insured housing, Jim is in a unique position to meet those needs. Since then, his clients have included a HUD Contract Administrator, managers and owners of non-profit subsidized housing, Housing Authorities, Housing Associations and profit motivated owners.

Jim's experience includes grant writing, development of Operating Budgets, development of Rent Increase packages, Section 8 contract and Tax Credit administration, regulatory compliance issues, contract negotiation and renewal, liaison with government and private entities, interpretation and application of government regulations and laws including HUD and Ohio Housing Finance Agency, financial analysis, assessment of physical and financial condition, mortgage refinance and site reviews. Experienced in public speaking, workshop development and presentation, Jim has been a featured speaker on housing topics at seminars and workshops hosted by a number of housing associations including:

  • Aging Services of California (ASC)
  • Kentucky Association of Homes and Services for the Aging (KAHSA)
  • Association of Ohio Philanthropic Homes, Houses and Services for the Aging (AOPHA)
  • Michigan Association of Homes and Services for the Aging (MAHSA)
  • Missouri Association of Homes for the Aging (MoAHA)
  • Texas Association of Homes for the Aging (TAHSA)

Jim has also been retained by AOPHA to provide support to its members on HUD related topics.

Jim's educational background includes a Journalism degree from the University of Toledo, additional studies in Real Estate Law, Principles and Practice, Valuation of Income Property, Real Estate Finance and Financial Analysis. He holds a COS certification from NCHM and is a corporate member of AOPHA, where he serves on the Management Committee and a member of the Greater Cleveland Senior Housing Council, a senior housing advocacy group. He also participates in Congressman Dennis Kucinich's senior housing roundtables.

Nickie adds an extensive educational background having developed and presented numerous educational programs locally and nationally including workshops on career development, wellness topics, cultural diversity, sensitivity as well as topics on general health care. Nickie also brings a strong operations background to the company having served as a manager over the past 12 year in a homecare setting. In addition, Nickie brings her unique Health Care perspective to our management activities. This allows us to effectively manage properties while addressing their operational needs, regulatory compliance requirements and the social programming needs of the residents. Nickie's affiliations include:

  • Ohio League of Nursing, Sigma Theta Tau (Nursing Honor Society) Business and Professional Women's Organization
  • American Association of Service Coordinators (AASC)

Nickie's educational background includes a degree in Nursing from Cuyahoga Community College, Bachelor of Arts degree in Intrapersonal Communication and a Master of Education degree in Adult Education and Organization Development. Nickie is also a Certified Occupancy Specialist. Nickie also participates in the Cuyahoga Affordable Housing Alliance and volunteers with the Hospice of the Western Reserve.
